The market in Canggu
Canggu and Berawa hold about 40% of Bali's branded residence supply (Horwath HTL, 2026), and prime leasehold land in Berawa, Batu Bolong and Pererenan costs about IDR 40 to 50 million per are per year (Bali Villa Realty, September 2026).
Canggu, in North Kuta district of Badung regency, grew from rice fields and surf breaks into Bali's busiest villa, café and digital nomad hub, and it now spreads north and west into Pererenan and Seseh. It is the island's main market for leasehold villas sold to foreigners: listing data put leasehold villas at about USD 200,000 to 600,000 and freehold builds above USD 1 million (Rumavi, 2026), and Canggu/Berawa holds about 40% of Bali's branded residence supply (Horwath HTL, 2026). The boom has a cost: traffic, flooding and supply growth. Bali's Airbnb inventory rose about 162% from 2022 to 2025, and villa managers expected a 10% island-wide drop in occupancy and nightly rates in 2026 (Villa-Finder), so micro-location, zoning and licences now separate good projects from weak ones.
- Foreign buyers
- Canggu's buyers and tenants are mostly foreign: Australians (Bali's top market, 1.63 million arrivals in 2025 according to Horwath HTL), Europeans, Russians and Ukrainians, Indians and digital nomads on remote worker visas. Foreigners buy leaseholds, not freehold, and many earlier investors held villas through small PT PMA companies; since 2026 OSS no longer accepts new low-risk PMA registrations in Bali, so new buyers need to plan the rental structure before signing. Unlicensed short-term rentals, illegal foreign agents and villas built on rice field zones are the main enforcement targets in Badung.

- Agent licence
- A brokerage must be a legal entity (a PT, a single-founder PT Perorangan, a cooperative or a public corporation) with an NIB under the real estate brokerage code KBLI 68200 (being moved to KBLI 68210, real estate intermediation services, covering online and offline brokerage, according to the Trade Ministry in January 2026). Under Permendag 33/2025, which Kemendag now treats as a medium-high risk activity, the P4 must employ certified property brokers (Broker Properti) as its expert staff, use written agreements with clients and co-broking partners, file an annual activity report with Kemendag by 30 April, show its licences on its website and in its advertising, and follow e-commerce rules when it works online. Brokerage managers and property management managers must hold a work competency certificate from the National Professional Certification Agency (BNSP), issued through accredited certification bodies against the national competency standard (SKKNI), and may be registered with only one P4. The Indonesian Real Estate Brokers Association (AREBI) is the main professional body: it is running the certification drive (about 5,000 people had registered for certification by January 2026) and asks banks to work only with licensed brokers. In Bali, AREBI estimated in November 2025 that about 200 brokerage companies operate on the island, of which about 110 are registered with the association, for more than 3,000 agents, many not yet certified. Where to invest in Canggu
Where development is going, with the facts behind it. Not investment advice: check each project before you advise a client.
- Berawa and Batu BolongThe most built-up and expensive part of Canggu, around the beach clubs and main café strips. Prime leasehold land runs about IDR 40 to 50 million or more per are (100 sqm) per year (Bali Villa Realty, September 2026), and freehold land in Berawa about IDR 3 to 5 billion per are. Leasehold villas start around USD 280,000 in Berawa and USD 300,000 in Batu Bolong, reaching USD 600,000 to 650,000 or more, with 4-bedroom villas earning about USD 290 to 310 a night at a median occupancy of about 48% to 50% (Rumavi, 2026).
- PererenanThe quieter, design-led extension west of Canggu, popular with families and long-stay guests. Prime lease rates are similar to Berawa at about IDR 40 to 50 million per are per year, while freehold land is cheaper at about IDR 1.5 to 2.5 billion per are. Leasehold villas run about USD 220,000 to 500,000, and a 4-bedroom villa earns about USD 240 a night at a median occupancy near 44% (Rumavi, 2026).
- Seseh and CemagiThe next frontier along the black-sand coast toward Tabanan, often 30% to 50% cheaper than Canggu (Own Property Abroad, 2026). Beachside leasehold land costs about IDR 20 to 30 million per are per year, and emerging-area villas range from about USD 100,000 to 600,000 or more (Bali Villa Realty, September 2026). Road access, flooding and the zoning of former rice fields must be checked carefully.
- UmalasA greener residential pocket between Canggu and Kerobokan, liked by expat families for its schools and calmer streets. Inland Berawa, Canggu and premium Umalas leasehold land runs about IDR 30 to 40 million per are per year (Bali Villa Realty, September 2026), suited to long-term rentals as much as holiday lets.
