How to become a real estate broker in Abu Dhabi

Updated 15 October 2026 · Checked against official sources

In Abu Dhabi, brokers are licensed by the Abu Dhabi Real Estate Centre (ADREC), which sits under the Department of Municipalities and Transport (DMT). Once you are registered, you get a Broker Licence Number (BLN), and every listing you publish needs a Madhmoun permit. In October 2026 ADREC also launched a new mandatory training course. Here is how the path works today.

The short version

  1. Get a UAE residency visa and an Emirates ID.
  2. Join a brokerage that is licensed in Abu Dhabi.
  3. Complete the mandatory ADREC broker training course with an approved provider.
  4. Get a police clearance certificate.
  5. Register as an individual broker on DARI, ADREC’s online platform.
  6. Download your broker card once the DMT approves your file, then renew your certification every year.

Step 1: residency and a licensed brokerage

As in Dubai, you work under an agency. Before you sign, check that the agency is licensed. The official ADREC Directory has a “Professions” tab where you can filter by broker, by company or individual, and search by licence number. Ask the agency who pays for your visa, training and registration, and get the answer in writing.

Step 2: the new mandatory training

On 8 October 2026, ADREC announced the Abu Dhabi Real Estate Broker Transformation Course. It replaces the previous broker course and is described as mandatory for anyone seeking a broker licence in the emirate.

What the announcement says:

  • The programme opens with an open day, then a one-week course.
  • It mentions three months of practical training with nine real estate organisations. The announcement does not make clear whether this placement applies to every applicant or only to the group of 60 Emiratis trained with Mawaheb, so ask your provider.
  • The course covers law and regulation, operations, ethics and market practice, and includes a property transaction simulation.
  • It ends with a final assessment.
  • Successful candidates receive the ADREC Certified Broker credential, which must be renewed every year.

The partners named are ADREC, Mawaheb, ThinkProp (an ADREC-approved training provider) and the Abu Dhabi School of Management. ADREC has not published a course fee in the announcement, so compare quotes from approved providers. The ADREC Directory also lists accredited training institutes.

Step 3: register on DARI

DARI is ADREC’s online platform. Guides based on the service describe this route: log in, open Services, then Professional Licensing, then Register Broker (Individual). You update your profile, upload your documents and submit. The DMT reviews the file. Once it is approved, you log in again and download your broker card.

Documents commonly requested:

  • Training completion certificate
  • Police clearance certificate
  • Experience certificate
  • Academic qualification certificate
  • A valid Emirates ID

The system also checks that you have no ban or restriction on your profile.

Fees

ADREC does not publish the individual broker registration fee in a place we could check. Ask TAMM or your agency before you apply, and budget separately for the training course.

Madhmoun: you cannot advertise without it

Madhmoun is ADREC’s listing permit system. Every advertised property needs a permit issued through DARI, with the owner’s consent, and a unit can be listed by no more than three brokers. Reported permit fees range from ⃃ 50 to ⃃ 115 plus VAT for rentals and ⃃ 125 to ⃃ 250 plus VAT for sales. A listing without a permit should not appear online at all.

What changes compared with Dubai

  • Different regulator. ADREC and DARI, not the Dubai Land Department and Trakheesi.
  • Different training. A Dubai broker card does not license you in Abu Dhabi. You follow the Abu Dhabi course.
  • Yearly recertification. The ADREC Certified Broker credential is renewed every year.
  • Stricter listing control. Madhmoun limits each unit to three brokers and requires owner consent.

Rules changed in October 2026 and may keep changing. This guide was checked on the date shown above. Always confirm on ADREC, DARI or TAMM before you pay anything. CloserPass is not affiliated with ADREC.
