Real estate agent salary in Dubai: base salary, split and real earnings

Updated 14 October 2026 · Checked against official sources

There is no fixed salary for a real estate broker in Dubai. Your income depends on three things: the base salary (if there is one), your split of the commission, and how many deals you close.

Base salary for new brokers

Many entry roles are commission only. When there is a base salary, it is usually low, because the agency expects commissions to make up most of your income. Driven Properties gives these ranges for 2026:

ProfileBase salary per month
Entry roles, common rangeAED 2,000 to 4,000 plus commission
Entry roles, wider rangeAED 2,000 to 8,000 plus commission
With sales ability or UAE experienceAED 3,000 to 8,000 plus commission

The commission split

The agency charges the client a commission, then shares it with you. Your share is the split. It commonly ranges from 40% to 70% for the broker, and new brokers often start at the lower end. The National reported that large agencies pay around 40%. More on this in commission splits explained.

What one deal pays

Common market rates are about 2% of the price on a sale and about 5% of the annual rent on a rental. With a 50% split, before deductions:

DealAgency commissionYour share at 50%
Rental at AED 76,000 a yearAED 3,800AED 1,900
Sale at AED 1.5 millionAED 30,000AED 15,000
Villa sale at AED 5 millionAED 100,000AED 50,000

These rates are negotiated deal by deal. Try your own numbers in the commission calculator.

Average earnings

The National reported an average of about AED 18,000 per broker per month in 2025. Brokerages earned AED 13.59 billion in commissions in 2025, according to the Dubai Land Department, for 32,294 registered brokers at the end of the year. Earnings are very uneven: some newcomers earn nothing for months.

How to compare two offers

  • Write down the split, the base salary and who pays the costs (broker card, training, visa, marketing).
  • Ask how many leads the agency gives, and what share you keep on those leads.
  • Estimate your income with a realistic number of deals, not the best case.
  • Check that your savings last until the first commission with the savings calculator.
