The market in Marrakech

Prime Marrakech homes trade at EUR 5,500 to 7,000 per sqm, up 16% since 2023, with about 6% growth forecast for 2026 (Knight Frank Marrakesh Residential Market Insight, May 2026).

Marrakech is Morocco's most international residential market, driven by tourism (foreign arrivals in Morocco rose from 12.9 million in 2019 to 19.8 million in 2025) and by second-home buyers from France, the UK, Belgium, the Middle East and the US diaspora. Knight Frank puts prime prices at EUR 5,500 to 7,000 per sqm, up 16% since 2023, and forecasts about 6% growth in 2026, while the wider market has been broadly stable. Official data show transactions up 24.1% in 2025 and 18.3% quarter on quarter in Q2 2026. An airport expansion to double capacity to 16 million passengers and the high-speed line from Casablanca, about 90 minutes once open, should widen the buyer pool.

Foreign buyers
Foreigners are a core part of demand, led by French, British and Belgian buyers, with Middle East buyers and US-based Moroccans rising (Knight Frank, 2026); many rent for six to twelve months before buying. Riads in the medina and plots on the outskirts are often untitled or near farmland, so buyers need a title search and, outside the urban perimeter, a certificate of non-agricultural use. Knight Frank estimates total buying costs for international buyers at about 10%.
Agent licence
Morocco has no broker licence, no professional card and no entry exam: the job of real estate agent is not defined by any law. A draft law on the status of real estate agents (bill 36.17, 37 articles) was filed in February 2014 and sent to the Secretariat General of the Government in 2017; it would require a clean criminal record and either a two-year post-baccalaureate degree or five years of experience. The Housing Minister promised in October 2023 to relaunch it, but in March 2025 Bladi reported it was still not adopted, and in November 2025 Rabat agents told Le Brief the profession still had no legal framework. No adoption had been found as of October 2026. A voluntary national register counted about 1,312 agents in 2023 (Le360). Agents work under ordinary company and tax law, and the trade is dominated by informal intermediaries called samsars. The full guide

  2. Hivernage and MajorelleCentral, hotel-lined districts popular for short-let apartments; Knight Frank quotes about EUR 3,200 to 3,700 per sqm for resale and EUR 2,300 to 2,500 for new off-plan units, and ReaConsult puts Hivernage apartments at about MAD 16,000 to 24,000 per sqm in mid-2026.
