The market in Fes

Fes apartment prices rose 1.7% in Q2 2026 with sales up 8.4%, while Ville Nouvelle apartments still cost only about MAD 7,800 per sqm (Bank Al-Maghrib and ANCFCC, August 2026; Yakeey, 2026).

Fes is Morocco's spiritual and craft capital, built around a UNESCO-listed medina, with a large university and a growing industrial base in the Fes-Meknes region, where approved investment reached MAD 16.7 billion by the end of September 2025, up 91% on 2024. Prices are among the lowest of the big cities: Yakeey's map tops out at about MAD 7,800 per sqm for apartments in the Ville Nouvelle. The market had a weak start to 2026 (prices -2.3% and sales -34.9% in Q1), then apartments recovered in Q2 with prices up 1.7% and sales up 8.4%. The city hotels logged 1.67 million nights in 2025 and the renovated stadium reopened in June 2025 ahead of the 2030 World Cup.

Foreign buyers
Foreigners buy freely in Fes on the national rules. ReaConsult says the riad market is driven by MRE families in Europe and European investors, and warns that medina houses often sit on traditional melkia titles with access and party-wall issues, so a land registry check is essential. Portal estimates of long-term gross yields range from 4% to 5% (Wafir) to 5.5% to 7.5% (360annonces). Since 1 July 2026 any part of a price above MAD 300,000 paid off the books carries an extra 2% registration duty.
Agent licence
Morocco has no broker licence, no professional card and no entry exam: the job of real estate agent is not defined by any law. A draft law on the status of real estate agents (bill 36.17, 37 articles) was filed in February 2014 and sent to the Secretariat General of the Government in 2017; it would require a clean criminal record and either a two-year post-baccalaureate degree or five years of experience. The Housing Minister promised in October 2023 to relaunch it, but in March 2025 Bladi reported it was still not adopted, and in November 2025 Rabat agents told Le Brief the profession still had no legal framework. No adoption had been found as of October 2026. A voluntary national register counted about 1,312 agents in 2023 (Le360). Agents work under ordinary company and tax law, and the trade is dominated by informal intermediaries called samsars. The full guide
